[The Life of Shaun #227] Ah! Now that's better!

I am sitting here in a very empty Rosebery Court, enjoying a much deserved Cobra beer (thanks, Natasha!).  Today was long, hard and tiring, but not nearly as bad as I thought it would be - certainly not as bad as packing up yesterday was.  And there are two reasons for this.

One, I threw money at the moving problem, letting two people do it all while I sat back and read The Economist.  This?  Is the way forward.

Two, my friend Ronny went well beyond the duties of any friend and not only waited at my empty apartment from 09:00 in case a delivery came by while I was away (it did), but he also stayed for hours afterwards and pretty much assembled everything that had been delivered so far.  And this includes reassembling the coffee table I screwed up.  Twice.  My fondness for Berliners has increased that much more, and I didn't think that was possible.

The flat looks really good and I am over the pre-move stress and trepidation I was feeling yesterday and officially optimistic and excited again.  I met and saw more of the people who are moving into the building and everyone seems to be just around my age, so lots of young(er) professionals.  And there are two confirmed poofs and one more potential - this neighbourhood is obviously on its way up!

I am staying the night at Rosebery as I am meeting our landlord at 08:30 to close everything out.  Mary and I had Natasha, Chris and Lottie over last night for "last call" at Rosebery Court, which was a lovely mix of reminiscing, Veuve, American Idol, general chat and finally eating at the Greek restaurant on Exmouth Market we've been meaning to for over two and a half years (consensus: fabulous).  Appropriately, I believe it is the only place on the Market we hadn't tried to date.

It feels odd to be closing this London chapter - Clerkenwell is all I know of living in London.  But yesterday felt more like the closure; today I am exited to be done with the move, to get into my new place full time, find a flatmate and start the next chapter.  If it's anywhere near as amazing as this first one has been, I am in store for some great times.

[The Life of Shaun #225] Complete

I completed on the flat today. I signed the last papers and got my
keys at lunch, and I even bought the first few household goods. I am
a flat owner, but it really hasn't sunk in yet. I imagine it will
when the first mortgage payment comes due.

I'll be staying in Clerkenwell two more nights and then I am an
official full-time East Ender. How very blue collar of me.

[The Life of Shaun #224] The chance of a lifetime...

...to live with me!

I got an eMail today saying that the keys have been handed over from the developer to the housing authority; I should receive mine (and officially go into debt) this Thursday, and move in on Saturday.  Yikes!  So, the search for a flatmate has begun!

I've posted on the gay flatmate sites and GumTree, but wanted to get it out there by word of mouth (digitally speaking) through friends, too.  So, if you know anyone* in London (or moving here soon) that you would endorse as someone I could/should live with, please direct them to this site:

House prices: slump starts

London house prices have suffered a heavy fall, leading to fears that the market has passed the turning point.

The capital as a whole saw a 0.4 per cent drop in February, leaving the average at £353,760. It is the biggest monthly downturn since March 2005 when values slumped by 1.2 per cent.

Almost a third of boroughs - from Barnet to Merton - saw property prices dip, according to Land Registry figures.

Significantly, the biggest losers were in Kensington & Chelsea, the area that has benefited most from the City bonusfuelled property explosion of the past decade. Values there fell by 0.7 per cent in the month.

The impact of a less generous bonus round has also been seen in a big drop in the number of London properties changing hands for more than £1 million. It fell by 34 per cent, from 327 to 215.

The Land Registry figures are regarded as the most reliable of any house price measures because they record all prices at completion rather than asking prices or those recorded by a particular lender. The February slump will increase fears that London is heading for a painful house price " correction" after trebling in a decade.

Yesterday forecasters Capital Economics said it was "entirely plausible" that prices could tumble 25 per cent in two years. The Land Registry statistics show that the losses are concentrated in the wealthier boroughs of west and south-west London.

The other boroughs where prices fell in February - despite an interest rate cut at the start of the month - were Barnet (0.3 per cent), Ealing (0.3 per cent), Hillingdon (0.3 per cent), Islington (0.4 per cent), Kingston upon Thames (0.4 per cent), Merton (0.5 per cent), Richmond upon Thames (0.3 per cent) and Wandsworth (0.2 per cent).

Although annual house price inflation in London is still running at

10.6 per cent, experts believe the turning point has now been passed.

Home owners were given a glimmer of hope today when a leading City economist predicted that interest rates will be slashed to just 3.5 per cent next year.

For a London family with a typical £200,000 mortgage it would mean a saving of around £110 a month.
